A few of the city’s favorite neighborhoods continued to be where the action was in September, which saw $74 million in sales of 47 single-family luxury homes (those sold at $1 million and above). The range for September’s home sales started at $1 million and went up just shy of $3 million.
Similar to what we saw in August, much of the high-end home sales are in the $2 million dollar range. Earlier in the year, it was not uncommon to see ultra-luxury transactions month to month—those selling for $4 and $5 million. But the last few months, luxury real estate in Chicago has gravitated toward the low $2 million to upper $2 million range. Still in the luxury category, but not quite the extravagance that we were seeing regularly just 6 months ago.
Home sales in September also continued to be clustered in some of Chicago’s best neighborhoods: Lincoln Park, the Gold Coast and Lakeview. These are communities that are never absent from the luxury home list, and it’s not a mystery as to why. Here are a few reasons buyers love these areas:
Lincoln Park: These tree-lined streets are coveted for their neighborhood feel and proximity to great schools. It also offers all of the conveniences of city living, as getting downtown is a breeze and boutiques, cafes and more are right outside your front door.
Gold Coast: Close to downtown, the Gold Coast exudes luxury, with elegant vintage brownstones and high-end shopping and dining.
Lakeview: This expansive area is the best of both worlds—quiet streets lush with trees, but a stone’s throw away from eclectic urban living, with never-ending dining and entertaining options.
With more and more buyers looking for great schools, great location and high-end properties, it’s no wonder that these neighborhoods have continued to be popular in each month’s home sales.
